GAF Fence Installation: The San Jose Owner’s Guide

GAF vinyl fence installation in San Jose typically runs $4,130-$10,620 for a standard residential lot, with most single-family projects landing in the $6,500-$8,200 range depending on linear footage and terrain. We stock GAF-compatible posts, rails, and picket systems on our San Jose trucks, and we can usually schedule installation within a few business days of your written quote. Most San Jose homeowners discover their fence needs replacement when posts lean after winter rains undermine the concrete footing, or when UV-brittled pickets start cracking along the west-facing exposure that gets afternoon sun from the Santa Clara Valley.

Which GAF Models This Applies To

GAF’s residential fencing line centers on the WeatherGuard vinyl system, which ships in three rail heights - 36-inch, 48-inch, and 72-inch - with two post profiles: the standard 5-inch square and the heavier 6-inch square used for gates and corner tension. The critical compatibility gotcha is the rail-to-post bracket spacing: WeatherGuard Series I (discontinued 2019) used a 1.5-inch bracket offset, while Series II and current production use a 2-inch offset. Mix the brackets and your rail ends won’t seat flush, leaving a gap that collects moisture and voids the wind-load rating.

To identify your series, check the inside face of the end post for the embossed date code - a four-digit stamp reading week/year, so “2315” means week 23 of 2015. Pre-2019 codes without a “II” suffix are Series I. For post size, measure across the flat, not corner to corner; a 5-inch post measures 5.0 inches flat-to-flat, and the 6-inch measures 6.0 exactly. We carry both bracket sets on our San Jose trucks because about 30 percent of the fences we replace in Almaden Valley and Willow Glen are Series I installations that need legacy hardware matched.

GAF does not sell direct to homeowners; their fencing distributes through regional supply houses. We source OEM GAF components through Bay Area Building Supply in San Jose, though for discontinued Series I parts we sometimes fabricate compatible brackets in-house from 6061-T6 aluminum stock that meets the same load spec. The choice between OEM and our fabricated equivalent is documented in your written quote, with the aftermarket option typically saving 12-18 percent on parts.

Signs Your GAF Fence Installation Is Failing

Signs Your GAF Fence Installation Is Failing
  • Posts lean or wobble at the base. This usually means the concrete footing has cracked from soil expansion - common in San Jose’s clay-heavy Almaden and Evergreen soils - or the post itself has rotted at grade if it’s an older wood-core GAF hybrid. The lean worsens after rain when the footing pocket turns to soup.
  • Rails pull out of posts with visible gap. The rail insert has likely fatigued at the bracket point, or the bracket screw has backed out from thermal cycling. GAF vinyl expands 0.0004 inches per degree Fahrenheit, and San Jose’s 40-degree swing between January lows and August highs works fasteners loose over five to seven years.
  • Pickets crack vertically or snap at the rail. UV degradation hits the west and south faces first; you’ll see chalking (a white powder on the surface) before the cracks appear. Once the UV inhibitors are exhausted, the vinyl becomes brittle. South San Jose installations with unobstructed southern exposure typically show this at year eight to ten.
  • Gate sags and drags, or latch misses the striker. The gate frame has racked from hinge-side post movement, or the diagonal tension cable has stretched. GAF gates over 48 inches wide need the 6-inch post and a steel-reinforced frame; without it, the weight eventually wins.
  • Bottom rail bows upward or downward. Temperature-related expansion with inadequate expansion joints, or the rail has filled with water and the weight is stressing the span. In San Jose’s occasional hard freezes - particularly in the eastern hills above 400 feet - trapped water can split the rail from inside.

Replacement Cost & What’s Included

For a typical San Jose lot with 120 to 180 linear feet of perimeter fencing, GAF vinyl fence installation runs $4,130-$10,620 installed. The lower end covers a straight run on level grade with the 4-foot height and standard 5-inch posts; the upper end includes 6-foot height, 6-inch posts at gates and corners, slope work requiring stepped installation, and removal of an existing fence.

Component Price Range (San Jose)
GAF WeatherGuard pickets, 6-inch, per linear foot $18-$28
5-inch square post, concrete-set $85-$140 each
6-inch square post, concrete-set $120-$195 each
Top/bottom rail, per 8-foot section $45-$75
Gate frame with hardware, 48-inch $340-$520
Removal and disposal, existing fence $3-$6 per linear foot
Grade correction / stepping, per section $85-$160

What drives the range: soil condition (clay requires deeper footings), access for our auger truck, and whether we hit sprinkler lines or buried conduit that needs rerouting. Every quote is a flat written price with line-item breakdown - under Clause 1 of the Haven Standard, the number you sign is the number you pay, and no change proceeds without a signed change order. Our 365-Day Done Right Promise covers the installation; GAF’s material warranty covers manufacturing defects for the life of the product for original owners.

DIY or Call Us?

There’s a safe middle ground here. A homeowner can walk the fence line with a level, check for post movement by hand, and photograph any cracks or chalking - that documentation helps us quote accurately without a site visit. What goes wrong with DIY installation is almost always the footing: auguring to 30 inches in San Jose’s clay, mixing concrete to the right slump, and holding plumb while it sets takes two people and a half-day per post. We’ve replaced three DIY jobs in the past eighteen months where the posts were set at 18 inches or less, leaned within a season, and had to be fully re-dug.

Gate installation is another common failure point - the diagonal bracing and three-point hinge alignment require a level and patience most people underestimate. If your fence is over ten years old and showing multiple symptoms, replacement usually makes more sense than piecemeal repair. Call (669) 271-8644 and we’ll schedule a free estimate with a written price before any work starts.
