  • Gate drags or won’t latch. The CWS gate frame is built with a steel-reinforced bottom rail that can separate from the vinyl jacket at the weld point. Once moisture enters that gap, the internal steel swells and the frame racks out of square. We see this most often on south-facing gates in San Jose’s Almaden Valley, where daily thermal cycling accelerates the separation.
  • Post leans at the base with visible soil cracking. CWS posts are hollow vinyl sleeves over a 4×4 wood or steel insert. What we don’t recommend is attempting post extraction or gate frame welding yourself. The concrete footing on a standard 6-foot CWS panel weighs roughly 200 pounds, and the leverage required to break it free risks back injury or striking underground utilities. Gate frames with separated steel inserts require a specific vinyl welding process to re-encapsulate the repair; without it, the moisture path reopens within one season.
