ActiveYards Roofing: The San Jose Owner’s Guide

ActiveYards roofing systems installed in San Jose typically run $470-$2,125 for repairs and $9,440-$23,600 for full replacement, with most ActiveYards-compatible flashing, ridge vent, and membrane components available same-day through our supplier network. We stock the common failure points for ActiveYards’ residential shingle and low-slope lines, and we carry the matching color profiles for the Willow Glen, Almaden, and Evergreen neighborhoods where we’ve done repeat work. Most owners discover a problem after the first hard rain in November, when a section that held through summer finally lets water past a cracked vent boot or lifted ridge cap.

Which ActiveYards Models This Applies To

ActiveYards has produced three distinct roofing product families in the California market, and the part you need depends on which line is on your roof. The ActiveYards Designer Shingle series, common on homes built 2012-2019 in San Jose’s Cambrian and Blossom Valley areas, uses a proprietary ridge vent with a 10.5-inch exposure and a snap-lock end cap that differs from standard GAF or Owens Corning profiles by roughly 3/8 inch. That gap matters - we’ve seen homeowners buy generic ridge caps that sit proud of the shingle edge and catch wind.

The ActiveYards Pro-Grade line, found on townhomes and duplexes near Santana Row and the Alameda, runs a TPO-based low-slope membrane with mechanically attached seams and a specific 6-inch weld zone. Aftermarket TPO will bond, but the warranty goes void if the mil thickness doesn’t match within 5 percent. We source ActiveYards-specified 60-mil membrane or the exact Sika Sarnafil equivalent, and we document the spec sheet in your photo record.

The ActiveYards Classic three-tab line is functionally standard - the value is in the color match, not the geometry. We pull from our KraftMaid, Cambria, and Silestone supplier relationships when we need cross-referenced color codes; it’s a different trade, but the same discipline of matching documented specs.

Rowan Construction Group San Jose is an independent service provider, not affiliated with ActiveYards. We do not represent their warranty claims, though we can document the failure for your submission.

Signs Your ActiveYards Roofing Is Failing

Signs Your ActiveYards Roofing Is Failing
  • Granule accumulation in gutters or downspout elbows. ActiveYards Designer Shingles lose adhesion between the ceramic granule layer and the asphalt mat when UV exposure exceeds about 8-10 years in South Bay conditions. The granules protect the asphalt; once they’re gone, the shingle cooks from the top down. We see this accelerate on west-facing pitches in San Jose’s Rose Garden and Naglee Park, where afternoon sun lingers.
  • Lifted or cupped ridge caps, especially after a Santa Ana wind event. The ActiveYards snap-lock profile relies on a plastic deformation fit that weakens after thermal cycling. One lifted cap becomes six by spring. The underlying ridge vent is usually intact; the failure is in the cap’s locking leg.
  • Water staining on ceiling drywall in a straight line or at a vent penetration. ActiveYards pipe boots use a neoprene collar that hardens in California’s dry summers and cracks by year 7-9. The leak tracks along the pipe, so the stain appears directly below - unlike wind-driven leaks that wander.
  • Bubbling or alligatoring on low-slope sections. The Pro-Grade TPO membrane degrades at the seam when the weld temperature was off-spec during original installation. San Jose’s inland heat, 15-20 degrees above coastal zones, accelerates this. The bubble is trapped moisture; the alligator pattern is UV breakdown of the top ply.
  • Soffit staining or damp insulation at the eaves. ActiveYards’ intake vent design, when paired with inadequate exhaust, creates a convection loop that deposits moisture at the coldest point. In San Jose, that’s typically the north-facing eave in January. The roofing isn’t leaking; the ventilation is choking.

Replacement Cost & What’s Included

Here’s what we quote in writing before any work starts on ActiveYards roofing in San Jose:

Scope Price Range What’s Included
Pipe boot / vent flashing replacement $470-$825 Matched boot, sealant, 2 surrounding shingle courses, disposal, photo record
Ridge cap replacement (full ridge) $1,180-$2,125 OEM or spec-matched caps, ridge vent inspection, re-nail, 5-year workmanship warranty
Low-slope membrane patch, under 100 sq ft $710-$1,650 60-mil TPO, seam weld, substrate inspection, documented weld test
Partial shingle replacement, one slope $2,360-$4,720 Color-matched bundle, underlayment repair, ice barrier if required, full cleanup
Full roof replacement, standard shingle $9,440-$23,600 Tear-off, deck inspection, new underlayment, ActiveYards-compatible system, permits, inspection

The range depends on access (steep pitches in the Almaden foothills add labor), deck condition (we photograph and quote plywood replacement separately, with a signed change order before cutting), and whether your ActiveYards color is still in production. We pull permits through the City of San Jose and schedule inspection before final payment. Under Clause 1 of the Haven Standard, the price you sign is the price you pay; no change proceeds without a signed change order, which is how we’ve kept 4,000-plus projects within a few percent of the original number since 2007.

DIY or Call Us?

There’s a safe middle ground here, and then there’s the point where you need a crew.

What you can check safely: Walk the perimeter with binoculars and note lifted caps, missing shingles, or granule piles at downspout outlets. Check your attic during daytime for pinholes of light at ridge or vent locations. Photograph anything suspect - that documentation helps us quote accurately before we arrive, and it becomes the first page of your photo record if we do the work.

What we don’t recommend: Walking a pitched roof over 6/12, working within 6 feet of a roof edge without fall protection, or attempting to heat-weld TPO seams. The plastic welding equipment runs at 600-plus degrees and requires a practiced hand; a cold lap or burn-through voids the membrane warranty and creates a leak path that may not show for months. For ActiveYards ridge cap replacement, the locking leg profile requires a specific seating pressure - too light and it lifts in the next wind, too heavy and you crack the shingle. We’ve replaced enough DIY attempts in San Jose to know the pattern.
