Abodu has shipped three distinct roofing configurations across their ADU lineup, and the part you need depends on which generation sits in your backyard. The Series 1 units (roughly 2019-2021) shipped with a TPO membrane roof and prefabricated aluminum edge flashings that Abodu sourced from a single California fabricator; these flashings are stamped with a small “AB1” mark on the exterior face. The Series 2 and current production units moved to a modified bitumen cap sheet over plywood, with a different fastening pattern at the parapet walls. The Series 1 TPO membrane is 60-mil thickness, which is thicker than standard residential TPO but thinner than commercial-grade 80-mil; this matters because a standard roofing supplier will quote you 45-mil or 80-mil, neither of which matches the flex characteristics Abodu engineered for.

We source OEM-compatible membrane from the same supply chain Abodu uses for warranty repairs, and we also stock a heat-weldable 60-mil TPO from GAF that matches the spec exactly. For Series 2 and later, we carry Owens Corning modified bitumen in the correct 39-inch roll width; standard rolls are 36-inch, and that three-inch gap costs you a full seam every four feet. Signs Your Abodu Roofing Is Failing

• Water stains on ceiling panels near the perimeter walls. Abodu roofs drain to internal scuppers, not over the edge, so perimeter staining usually means the parapet flashing has lifted or the membrane has pulled from the termination bar. The San Jose sun cycles the metal through 40-degree mornings and 95-degree afternoons, and that thermal movement works the fasteners loose over three to five years.
• Bubbling or tenting in the membrane field. This is trapped moisture vapor pushing the membrane away from the substrate. On Abodu units it typically starts over the bathroom or kitchen, where humidity loads are highest and the roof venting is minimal by design.
• Visible gaps at roof-to-wall corners. Abodu units ship with preformed corner flashings that are caulked during set; the caulk fails before the metal does, but water follows the gap straight to the wall cavity. We see this most in the older Willow Glen installs where mature trees drop debris that holds moisture against the corner.
• Soft spots when walking the roof. The Abodu roof deck is 5/8-inch plywood over steel joists; if the plywood has taken water, it delaminates between the joists and feels spongy underfoot. This is past the part-replacement stage and into structural repair.
• Interior humidity spikes with no obvious source. A compromised roof membrane lets vapor migrate inward; the Abodu’s tight envelope traps it, and you’ll notice condensation on windows or a musty smell before you see a stain.

DIY or Call Us?

What we do not recommend: walking the roof yourself. The Abodu roof slope is minimal, often 1/4:12, and the membrane surface is slick when dew-covered or dusty. The parapet walls are 8 inches high and offer no fall protection. Heat-welding TPO or torch-applying modified bitumen requires certification and proper insurance; San Jose requires a roofing contractor’s license for any work over $500.
