Signs Your Grohe Home Additions & ADU Is Failing

• Temperature swings when a second fixture opens. The thermostatic cartridge’s wax motor has lost its calibrated response, usually from mineral buildup in San Jose’s moderately hard water or from heat cycling in a south-facing ADU wall. The valve can’t compensate fast enough, so the shower goes cold when the kitchen sink runs.

• Escutcheon loosening or valve body movement in the wall. The plaster ground wasn’t secured to blocking, or the valve body shifted during drywall installation. This is installation error, not part failure, but it stresses the cartridge and causes premature seal wear.

DIY or Call Us?

What you can safely check: shut off the water at the angle stops, remove the handle and escutcheon, and photograph the cartridge tag. If the model number is legible and the cartridge pulls straight out without tools, you’re ahead of most callers. What goes wrong: forcing a seized cartridge twists the valve body in the wall, cracks the brass, and turns a $400 repair into a $2,300 tile-and-drywall job. Grohe thermostatic cartridges contain a wax motor under spring pressure; if the retaining clip isn’t seated correctly on reassembly, the cartridge can eject under line pressure.
