IKO Driveway & Pavers: The San Jose Owner’s Guide

IKO paver-compatible driveway repairs in San Jose typically run $5,900-$16,520 for full replacement, with paver-specific resets and base corrections starting around $4,130. We stock IKO-compatible bedding sand, edge restraints, and permeable base materials for same-day stabilization work. Most San Jose homeowners notice the failure first as a dip or wobble under tire traffic, often after winter rains have washed out the bedding layer beneath the pavers.

Which IKO Models This Applies To

IKO does not manufacture pavers directly; the brand name surfaces in San Jose driveways when homeowners have IKO roofing on the home and a paver driveway installed by the same builder, or when IKO-permeable grid systems were specified for drainage compliance in newer Almaden Valley and Evergreen builds. The actual paver brand is usually Belgard, Techo-Bloc, or a local equivalent, with IKO-branded drainage mat or geotextile beneath.

To identify what you’re working with, lift one paver at the edge (wear gloves; they weigh 8-10 pounds each) and check for a black dimpled drainage mat stamped with “IKO” or “IKO PermaFlow.” The mat thickness matters: 4mm mats from 2015-2019 installs in San Jose often degraded faster than the 6mm spec that followed. If your driveway was poured as permeable concrete with IKO additive, the mix design stamp should be on the curb face or in your building permit file with San Jose’s Planning Department.

OEM IKO drainage components are still available through distribution, but we typically source equivalent geotextile from US Fabrics or ACF West - same 140-pound grab tensile spec, faster lead time, and the written quote reflects the difference. We do not upsell brand names for buried components that perform to the same ASTM D4632 standard.

Signs Your IKO Driveway & Pavers Is Failing

Signs Your IKO Driveway & Pavers Is Failing
  • Visible settlement or dipping between pavers. The bedding sand has migrated through a torn geotextile layer, creating a void. In San Jose’s clay-heavy soils, this accelerates after any season with sustained rain - the 2023 winter showed us dozens of cases in the Rose Garden area where water pooled beneath instead of draining through.
  • Pavers rocking under foot or tire pressure. The edge restraint has pulled away from the perimeter, usually because the 12-inch spike spacing was compromised by tree-root intrusion or improper compaction during original install. We check this first; it’s a 45-minute fix if caught before the pattern spreads.
  • Weeds growing through the joints despite polymeric sand. The sand layer has washed out completely, and the geotextile beneath is no longer filtering soil. This means water is carrying substrate up into the joint - the reverse of the intended drainage path.
  • White efflorescence blooming on paver faces. Calcium hydroxide is migrating from the concrete base through capillary action, a sign that the vapor barrier or drainage layer has failed and moisture is trapped in the system instead of shedding.
  • Standing water 24 hours after rain. The permeable design is clogged. With IKO grid systems, this often traces to sediment accumulation in the 3/4-inch clean-rock base - a maintenance item that becomes a replacement item if ignored through two wet seasons.

Replacement Cost & What’s Included

Scope Price Range (San Jose)
Drainage mat / geotextile replacement (sectional) $2,950-$8,250
Full base rebuild with IKO-compatible permeable system $5,900-$16,520
Paver lift, regrade, and relay with new bedding $4,130-$10,620
Edge restraint replacement and spike stabilization $1,180-$2,950
Permeable concrete driveway replacement (IKO additive match) $5,310-$14,160

The range depends on square footage, excavation depth (4 inches vs. 8 inches for vehicle loads), and whether we hit tree roots or undocumented utility runs. Every quote is flat-priced with a written scope: labor, material by brand and spec, disposal, and the 365-Day Done Right Promise. Under Clause 1, the price is written before anyone starts; under Clause 4, no change proceeds without a signed change order. We’ve kept projects within a few percent of the agreed number across 4,000-plus jobs since 2007 by enforcing that discipline.

The work carries our standard workmanship warranty, documented with before-and-after photos delivered by text or email - included, not an upgrade.

What you can safely check: lift an edge paver and photograph the layers. Note the mat color, thickness, and any tearing. Measure the settlement depth with a straightedge. This costs nothing and gives us something concrete to discuss when you call.

Where DIY goes wrong: re-bedding pavers without addressing the failed geotextile is a two-year fix, not a ten-year one. Compacting bedding sand without a plate compactor and proper moisture content leaves voids that telegraph through in months. And in San Jose, any driveway work that alters drainage patterns toward the street requires a permit check - we’ve seen homeowners fined for unpermitted grade changes in the Willow Glen historic district.

We carry the 6mm geotextile, 3/4-inch clean rock, and polymeric sand on our trucks for most San Jose paver repairs. Call (669) 271-8644 to schedule your free estimate. We’ll review your photos, confirm the scope, and put the number in writing before any work starts.
