  • Window drops or won’t stay open. The coil balance or block-and-tackle system has lost tension. In Hardie-sourced units, the balance shoe often cracks where it rides the jamb liner, especially in San Jose’s dry summers when vinyl gets brittle.
  • Visible moisture between panes. The insulated glass unit (IGU) seal has failed. Hardie units from the 2005-2012 period used a particular edge sealant that degrades faster with UV exposure, something we see constantly on west-facing elevations in neighborhoods like Almaden Valley.
