Oldcastle Home Additions & ADU: The San Jose Owner’s Guide

Oldcastle-compatible structural and finishing components for home additions and ADUs in San Jose typically run $53,100-$153,400 installed, depending on whether you’re extending an existing foundation or building a detached unit from slab to roof. We stock and install Oldcastle architectural concrete masonry units, retaining wall systems, and hardscape finishes, with most ADU foundation and exterior shell materials available for next-day delivery to Santa Clara County job sites. Homeowners usually discover an issue when a crack propagates through an Oldcastle block wall after winter rains, or when a patio slab poured against an addition starts settling because the original base course wasn’t compacted to the 95% standard the product spec demands.

Which Oldcastle Models This Applies To

Oldcastle’s residential construction line breaks into three categories we work with regularly in San Jose: the Belgard hardscape series (pavers and retaining walls often used for ADU patios and grade transitions), Oldcastle Architectural concrete masonry units (CMUs for addition foundation walls and structural backup), and Oldcastle Infrastructure drainage and utility products (catch basins, channel drains, and permeable paver bases required by San Jose’s stormwater code for new impervious coverage over 150 square feet).

To identify what you have, look for the molded “OC” logo on CMU faces, or the Belgard product stamp on paver bedding surfaces - these indicate the manufacturing run and compression strength, which matters if you’re matching for repair. The OEM-versus-aftermarket question is straightforward with Oldcastle: for structural CMUs, we source direct from Oldcastle’s Tracy, CA plant because the 1,900 PSI minimum spec is verified batch-to-batch; for pavers and non-structural hardscape, Techo-Bloc and CST equivalents often meet the same ASTM standards at lower cost, and we’ll note both on the written quote. Measure twice, permit once, then we talk timeline.

Signs Your Oldcastle Home Additions & ADU Is Failing

Signs Your Oldcastle Home Additions & ADU Is Failing
  • Stair-step cracks in block walls. These follow mortar joints diagonally and indicate differential settlement - common in San Jose’s Bay Mud zones near Alviso and parts of North San Jose where the substrate wasn’t pre-compacted. The block itself is usually sound; the base course or footing has shifted.
  • Efflorescence blooming on interior faces. White crystalline deposits mean moisture is migrating through the wall system. In our climate, this accelerates after March rains when the exterior dries faster than the interior, trapping vapor inside the CMU cores.
  • Pavers settling or rocking under foot. Belgard and Oldcastle paver installations fail at the bedding layer, rarely the paver itself. In Willow Glen, we’ve traced this to 3/8″ minus base rock installed instead of the specified 1/2″ clean crush, which doesn’t lock under compaction.
  • Channel drains backing up during winter storms. Oldcastle catch basins clog where the grate meets the sump; leaves from San Jose’s evergreen oaks compact into a mat that the standard grate bar spacing doesn’t clear. The fix is usually grate replacement with a debris-catching variant, not basin replacement.
  • Foundation wall spalling below grade. Flaking concrete surface exposes aggregate and signals freeze-thaw damage or sulfate attack. San Jose’s frost line is shallow, but irrigated planter beds against addition walls create the wet-dry cycling that accelerates this.

Replacement Cost & What’s Included

Scope San Jose Price Range What’s Included
Home Addition (attached) $53,100-$153,400 Foundation to weather-in, Oldcastle CMU or frame per plan
ADU Construction (detached) $106,200-$259,600 Slab, shell, MEP rough, finishes per written scope
Garage Conversion to ADU $35,400-$94,400 Structural mods, insulation, egress, kitchen/bath rough-in
CMU Wall Repair (localized) $4,700-$15,340 Demolition, base remediation, replacement block, mortar match
Pavers / Hardscape Reset $2,950-$11,800 Lift, regrade, recompact, relay with proper edge restraint

What drives the range: soil conditions (geotechnical report required in liquefaction zones), finish selections (KraftMaid cabinets and Cambria countertops versus builder-grade), and whether the project triggers San Jose’s Planning and Building Code Enforcement design review for front setbacks. Every quote from Rowan Construction Group is a flat written price with line-item scope before work starts - no change proceeds without a signed change order, which is the discipline that has kept our projects within a few percent of the agreed cost across 4,000-plus jobs since 2007.

DIY or Call Us?

There’s a clear line here. An owner can safely check: whether a drain grate lifts out for cleaning, whether efflorescence wipes off (it does, temporarily), and whether paver movement is isolated to one section or spreading. What you cannot safely assess yourself is the structural capacity of a cracked CMU wall, the bearing condition of a footing you cannot see, or whether that crack is cosmetic or indicative of ongoing settlement that will shear the next course.

We do not recommend DIY replacement of structural block, regrading against a foundation, or any work that disturbs the connection between an existing home and its addition. Under California Building Code Chapter 7A, fire-rated assemblies in additions and ADUs must maintain continuity; a homeowner repair that breaks the rated envelope can fail inspection and require full rebuild.
